From booking to key handover: how we support you every step of the way

At Apromeos, we know that buying a new home off-plan is a significant commitment—and can sometimes be a complex process for first-time buyers. That’s why we’re committed to making this journey as smooth as possible. Here’s a step-by-step guide to what buying a new home in one of our developments actually entails.

1. Define your project with our advisors

It all starts with a conversation. Whether it’s a primary residence, a rental investment, or planning for retirement in the French Overseas Territories… every project is unique, and our first step is to fully understand your goals before guiding you toward the right program.

2. Choose your home from our developments

We develop residential projects in Guadeloupe, Saint Martin, and French Guiana. For each project, we provide you with detailed floor plans, project descriptions, 3D renderings, and—depending on the location—virtual tours so you can visualize your future home even before the foundation is poured.

3. Signing the reservation agreement

Once you have made your decision, we will formalize your commitment by signing a reservation agreement. This document provides a detailed description of the reserved property, including its square footage, floor plan, amenities, purchase price, and estimated delivery date.

At this stage, a security deposit of 2,500 euros is required.

4- Get your mortgage

After making your reservation, you generally have 90 days to finalize your financing. Our team is available to help you put together your loan application and refer you to financial partners if necessary.

With an off-plan purchase, your loan is disbursed in successive installments (funding calls) as construction progresses. Initially, you only pay the interim interest on the amounts already disbursed; principal repayment begins upon delivery.

5. Signing at the notary's office

A few months after making the reservation, you will sign the deed of sale before a notary. This deed officially finalizes your purchase and makes you the owner, even if the property has not yet been handed over.

For new-construction properties, notary fees are significantly lower: around 2% to 3% of the sale price, compared to 7% to 8% for existing homes.

6. The construction site: We’ll keep you updated

During construction, we will send you regular progress reports, accompanied by photos of the construction site. At the start of the project, buyer-requested modifications (TMA) may be considered, such as interior layout, choice of finishes, and addition of fixtures. These options should be requested early on, as they become impossible once the various trades have made significant progress.

7. Delivery – Key Handover

Delivery marks the completion of your project. You will inspect the property in the presence of an Apromeos representative, verify that the work meets specifications, and document any issues found in writing in the delivery report. The remaining 5% of the purchase price is paid at this time.

At Apromeos, delivery isn’t the end of the process.It’s the start of a long-term relationship: we remain your point of contact for resolving issues, managing legal warranties, and any post-delivery matters.

After Delivery: Legal Warranties, Your Long-Term Protection

The purchase of a new home comes with strong legal guarantees, to which Apromeos is subject, just like any other developer.

Workmanship Warranty — 1 year
Covers all defects noted in the delivery report or that arise within the following year.

Two-year warranty — 2 years
Covers removable fixtures: shutters, faucets, intercoms, plumbing fixtures… Anything that can be replaced without affecting the building structure.

Ten-Year Warranty — 10 years
The most comprehensive warranty. It covers defects that affect the structural integrity of the building or render it unfit for its intended use: cracks, water infiltration, and structural defects. It is purchased before construction begins and provides you with long-term protection.
