10 reasons to buy a new property rather than an old one

Buying real estate is a major decision, whether you want to live in it or invest in it. One question often comes up: is it better to buy new or old? Here are 10 good reasons to opt for new-build property.

1- Reduced notary fees

For new-build properties, notary fees are around 2-3%, compared with 7-8% for older properties. This is a significant advantage that will help you reduce your down payment.

2- A property that complies with the latest standards

New homes must comply with the latest energy standards, such as RE 2020 (Règlementation Environnementale de 2020), which sets minimum energy consumption performance requirements for new buildings.

New homes must also comply with acoustic regulations, which aim to limit noise pollution and include requirements for the insulation of premises against airborne noise, impact noise and noise from building equipment, as well as for the acoustic absorption of shared corridors.

The PMR (Person with Reduced Mobility) accessibility standard guarantees wheelchair access.

New homes built in seismic-risk zones must comply with specific standards known as paraseismic standards.

3- No renovation required

4- Manufacturer's warranties

Buying a new home comes with a number of guarantees:

  • Guarantee of perfect completion (1 year): This protects the purchaser by requiring the builder in charge of the work to repair any defects reported during the year following acceptance of the property. This guarantee is valid for one year. It covers only reservations made in the month following delivery (reservations made in the PV de livraison, or those notified by registered letter). GPA does not cover defects arising from normal wear and tear or use.
  • Warranty of good working order (2 years): This guarantees the good working order of the equipment. For a period of two years, you can demand the repair or replacement of any defective equipment that is not an integral part of the construction (taps, water heaters, locks, etc.).
  • Warranty for defects or apparent lack of conformity (1 month): The warranty for defects and apparent non-conformities takes effect on the day of delivery. You have one month to report any apparent defects or non-conformities after you have taken possession of the property. This does not apply to tiles, glazing, paint or any other equipment that may be damaged during installation.
  • Ten-year warranty (10 years) : For a period of ten years, this warranty covers all damage that compromises the solidity of the structure or renders it unfit for habitation (roof leaks, foundation defects, etc.).

5- Improved energy performance

New homes are better insulated and generally achieve an A or B rating, thus reducing energy bills. This also makes the property more attractive to rent, by avoiding "thermal flaws".

6- Tax advantages

New-build property is eligible for a number of tax incentives:

  • Exemption from property tax for 2 years in certain communes
  • The 244 quater W scheme , which gives access to a 35% tax credit (capped at €3,295 excl. tax per m2) and only for the purchase of a new home in the French overseas departments.

7- An attractive property for tenants

New properties are designed to be attractive and functional (storage space, fitted kitchen, parking, outdoor areas, home automation, etc.).

8- Lower condominium charges

The new buildings are better designed, better insulated, and feature the latest utilities. The result: lower charges and no major work required in the short term.

9- Easier financing

Banks are more inclined to finance a new-build property, thanks in particular to its asset value and builder's warranties. First-time buyers can also benefit from the PTZ (zero-rate loan).
